Real Estate of a deceased person goes into probate unless the real estate is held in trust. The Adelanto probate court sale of real estate becomes
subject to certain legal requirements and regulations. Typically, Real Estate requires the Adelanto Adelanto Probate Court confirmation
process. This process is simple and gives anyone the opportunity to overbid an offer that has been accepted by the Executor.

For an offer to be accpeted the offer must be at least 90% of the Probate Referee's Inventory valuation. The Referee's Inventory valuation appraisal
must not be more than one year old. The appraisal may be updated tf the Referee's appraisal is too high or too old.
When an offer is accepted by the Executor this offer is subject to Adelanto Probate Court approval. Once accepted, no other offers can be accepted,
but interested parties can overbid the offer at a court hearing. A Adelanto Probate Court Hearing is scheduled by the lawyer for the Executor. The
lawyer also arranges for Notice of the Hearing to be published at least 3 times over a minimum period of 8 days, starting at least 10 days before the sale.
This public Hearing is held in Adelanto Probate Court and at that time the judge will request bids. The minimum opening bid is defined in the
"Report of Sale and Petition for Order Cornfirming Sale of Real Estate". This is typically 5% + $500 more than the original (offer) contract.
Adelanto
For example, If the contract is for $100,000, the minimum bid allowed will be $105,500. At Adelanto Probate Court time the bidders are required to
present a 10% cashier's check of their bid to the Adelanto Probate Court as a deposit.
